A Palm Beach County resident has filed a lawsuit against her homeowners association, alleging negligence that led to severe injuries. Janet Gregerson filed the complaint on February 28, 2025, in the Circuit Court of the Fifteenth Judicial Circuit in Palm Beach County, Florida, accusing Strathmore Gate-West Homeowners Association, Inc. of failing to maintain safe conditions on its property.

The lawsuit stems from an incident on April 3, 2023, when Janet Gregerson was living at 177 Sarita Court in Royal Palm Beach, within the premises managed by Strathmore Gate-West Homeowners Association. According to the complaint, Gregerson claims that the association neglected its duty to ensure the sidewalks were safe for residents and visitors. She alleges that this negligence resulted in her suffering severe injuries after she fell due to an abrupt change in elevation along a misaligned concrete joint while accessing a community mailbox.

Gregerson's complaint details multiple failures by the homeowners association. It accuses them of not warning residents about the dangerous condition of the sidewalk and failing to conduct reasonable inspections to ensure safety. The suit also claims that Strathmore Gate-West concealed defects that should have been disclosed and did not exercise reasonable care under relevant circumstances. Furthermore, it alleges that they failed to install adequate abrasive grit or surface texture on sidewalks to prevent slipperiness when wet and did not hire or properly instruct knowledgeable personnel for maintenance tasks.

As a result of these alleged failures, Gregerson states she endured pain and suffering, disability, scarring, disfigurement, mental anguish, inconvenience, loss of earning capacity, loss of enjoyment of life, and incurred expenses for medical treatment and hospitalization. The injuries are described as permanent or continuing in nature with future implications.

In her lawsuit, Janet Gregerson seeks compensatory damages exceeding $50,000 from Strathmore Gate-West Homeowners Association. She also demands interest on liquidated amounts and costs associated with bringing the case forward. Additionally, she requests a trial by jury to resolve these allegations.
