Plaintiff Tenant Alleges Negligence Against Landlord Over Unmarked Trench Injury

In a compelling legal battle unfolding in Pinellas County, Florida, a tenant is taking his landlord to court over allegations of negligence that led to severe personal injuries. The complaint was filed by David Petrantoni on April 7, 2025, against SRP SUB, LLC in the Circuit Court of the Sixth Judicial Circuit.

The case centers around an incident that occurred on February 18, 2022, at a residential rental property owned by SRP SUB, LLC located at 3218 Crescent Oaks Boulevard in Tarpon Springs. According to the complaint, Petrantoni was a tenant at this property when he suffered a fall due to an unmarked trench near the driveway. The plaintiff asserts that SRP SUB, LLC failed in its duty to maintain a safe environment and neglected to warn him about the hazardous condition created by the trench. "Defendant had a non-delegable duty...to provide a reasonably safe environment," states the complaint. Petrantoni accuses SRP SUB, LLC of multiple counts of negligence including failing to mark or barricade the trench and not providing adequate warnings about its presence.

The lawsuit claims that as a result of this negligence, Petrantoni sustained significant injuries which have led to ongoing physical and mental suffering. He details his losses as permanent bodily injury, pain and suffering both physically and mentally, disability, disfigurement, loss of enjoyment of life, medical expenses, and lost earnings both past and future. These claims are backed by allegations that SRP SUB, LLC knew or should have known about the dangerous condition due to its regular occurrence and failed to take corrective action.

Petrantoni is seeking damages exceeding $50,000 from SRP SUB, LLC for their alleged negligence. The relief sought includes compensation for medical expenses incurred due to hospitalization and treatment resulting from his injuries as well as damages for pain and suffering endured. Furthermore, he demands a jury trial to address all issues presented in this case.
