CLEARWATER — An irrevocable trustee is suing a leasee and guarantor for breach of lease agreement, citing alleged failure to pay rent and damages to a Largo property.
Dawn Miller, trustee of The Three D Irrevocable Trust, filed a complaint on June 11 in Pinellas Circuit Court against Artisan De Cheveux, LLC and Heather Levesque, also known as Heather Vallone, alleging that the defendants abandoned and failed to pay rent and damages to rented property.
According to the complaint, the plaintiff alleges that on April 8, 2015, she and defendants entered into a business lease for the premises located at 9212 Ulmerton Road, Bldg. 1, No. 7 in Largo and it was extended till 2021, when suddenly and without prior notice, on or about Nov. 17, 2017, Artisan allegedly abandoned or vacated the premises, failed to pay rental and accelerated rental, and damaged the premises.
The suit also claims that Heather Levesaue, as guarantor, allegedly failed to pay for delinquent rental or damages under the business lease. As a result, Three D Trust suffered damages and incurred substantial expenses for cleaning and repairs.
The plaintiff holds Artisan De Cheveux, LLC and Heather Levesque also known as Heather Vallone responsible because the defendants allegedly abandoned and delinquently failed to pay rent, accelerated rent and damages to rented property under the business lease.
The plaintiff requests a trial by jury and seeks damages in excess of $5,000 but less than $15,000, plus interest, reasonable attorney's fees, costs and for such other and further relief the court deems appropriate. She is represented by Thomas C. Little of Thomas C. Little in Clearwater.
