Plaintiff sues property management companies over negligence causing injury

Andrea Cottica, a resident of Palm Beach County, Florida, has filed a lawsuit against three corporations following an accident that resulted in significant injuries. The complaint was filed on February 12, 2025, in the Circuit Court of the Fifteenth Judicial Circuit in and for Palm Beach County, Florida. The defendants named in the case are The Pines of Delray Association, Inc., Seacrest Services, Inc., and All County Paving, Inc.

According to the court documents, Andrea Cottica claims that on May 26, 2023, she suffered serious injuries after tripping over uneven pavement in the parking lot of The Pines of Delray premises located at 1150 Mahogany Way in Delray Beach. Cottica alleges that the uneven pavement was a result of recent repaving work performed by All County Paving from April 3 to May 6, 2023. She asserts that both The Pines of Delray Association and Seacrest Services failed to maintain the property safely and neglected to warn invitees about the hazardous condition.

The lawsuit accuses The Pines of Delray Association and Seacrest Services of negligence for not fulfilling their duty to inspect and correct dangerous conditions or provide adequate warnings. "Defendant had a duty to maintain its premises by inspecting, correcting and warning all invitees," states the complaint. Furthermore, All County Paving is accused of creating the hazardous condition through negligent repaving practices. Cottica argues that all three defendants were aware or should have been aware of the dangerous condition due to its prolonged existence.

Cottica is seeking compensatory damages exceeding $50,000 for her injuries which include pain and suffering, disability, disfigurement, mental anguish, significant scarring, medical expenses both current and future, loss of earnings capacity among other damages. She demands judgment against each defendant for damages along with costs and interest as deemed appropriate by the court.
