Apartment Invitee Alleges Negligence Against Property Managers After Fall

Steven Christeson has filed a lawsuit against two property management companies, alleging negligence after suffering injuries from a fall at an apartment complex. The complaint was lodged by Christeson on January 6, 2025, in the Circuit Court of the Sixth Judicial Circuit in Pinellas County, Florida, targeting Whispering Hills Multifamily Partners, LLC and ZRS Management, LLC.

The incident occurred on October 9, 2024, when Christeson visited The Carlisle at Dunedin, an apartment complex managed by the defendants. According to the lawsuit, while descending a staircase at the premises located at 616 Bass Court in Dunedin, Florida, Christeson slipped due to a slick surface and an improperly installed handrail. This fall resulted in serious injuries for which he is seeking damages exceeding $50,000. "The Carlisle at Dunedin failed to properly paint and install non-skid strips on the stairway," claims Christeson in his filing. Furthermore, he accuses both companies of failing to maintain safe conditions and neglecting their duty to warn him of potential hazards.

Christeson's lawsuit outlines specific failures by Whispering Hills Multifamily Partners. The company allegedly neglected its responsibility to ensure safe conditions by not training employees adequately on maintaining stair safety or installing warning signs about hazardous conditions. Similarly, ZRS Management is accused of not adhering to safety protocols despite being responsible for managing the property. The plaintiff asserts that ZRS Management failed in its duties to train staff appropriately and conduct necessary inspections that could have prevented such accidents.

In addition to monetary compensation for medical expenses and other damages resulting from his injuries—such as mental anguish and loss of earning capacity—Christeson seeks a jury trial. He argues that both defendants breached their non-delegable duties by not providing a reasonably safe environment for invitees like himself.
