Orlando landlord alleges tenants altered leased premises without permit

ORLANDO — Two Orlando property landlords are suing tenants, alleging breach of contract.

Kyung Park and Bang Park filed a complaint Aug. 20 in Orange County Circuit Court against Thack Enterprise, Inc. and Rudranauth Thackurdeen, alleging the defendants violated the city code by performing interior work without a permit.

According to the complaint, on May 12, 2016, the Parks and the defendants entered into a lease agreement where the defendants took possession of the leased premises as tenants at 57 W. Pine St., Orlando. 

However, the suit says, Thackurdeen altered an existing box for outside signage by placing a new sign in the box with a red background and white lettering saying "Ishta Night Club" without first obtaining a sign permit from the city of Orlando. 

Due to legal demands, the lawsuit states, the defendants finally corrected the sign code violation by removing the sign but they have not paid the fine of $150 per day as lien that have accrued from Nov. 22, 2017, until the sign violation was corrected, amounting to $26,100. 

The plaintiffs allege Thack Enterprise and Thackurdeen have failed to remove the $26,100 sign lien from the premises and it remains a lien against the property.

The Parks seek trial by jury, damages of $26,100, costs, interest and attorney fees. They are represented by attorney Jason A. Rosenthal of The Rosenthal Law Firm, PA in Orlando.
